Real Estate Has Been Deemed an Essential Business During Coronavirus

Because real estate is deemed as an essential business in the metro Denver area during the Covid-19 outbreak, REALTORS® and industry partner members can continue offering services to clients as long as we comply with social distancing requirements mandated by local and state government officials.

Why Are People Buying or Selling a Home During Covid-19?

Circumstances:  Some people still need to buy or sell a home during the coronavirus because of financial, work, or personal reasons.
Good Time to Buy?  The Denver area is experiencing the closest thing to a buyers market that we have seen in years.  Many on the fence buyers have pulled out and while prices are not declining much if at all, they are not going up like they normally would this time of year.  This is especially true for lower priced homes.
Good Time to Sell? Some economists believe the coronavirus pandemic will cause a housing market crash.  If this happens, now might be the best time in the near future to get the highest sales price for your home.
What is the Future of the Denver Housing Market?  Many people have an opinion but the truth is, nobody knows for sure.  The coronavirus pandemic created an unprecedented situation and the outcome will likely be determined by how long stay at home orders last, what the government does to help restore the economy, how many businesses close and how many jobs are permanently lost.  Some predict that once the covid-19 pandemic is over, the market will be flooded with sellers and buyers causing prices to increase while others believe that the economy will be slow to recover and the housing market will crash.

How I Help Clients Buy Homes During The Covid-19 Outbreak

I have adapted the way I work with buyers during the coronavirus to ensure your safety as well as mine, the sellers, and other buyers.
Live Showings:  If the seller is allowing live showings and you want to physically see the property, I will open all of the doors and turn on all of the lights before inviting you in.  I maintain a distance of at least 6 feet while you tour the property.  I provide hand sanitizer and sanitizing wipes.  I ask that you bring and wear your own masks.
Virtual Showings:  If you prefer to stay home, I will visit the property and show you the property using a video calling app such as Duo or Zoom.
Contracts:  I use interactive digital documents which can be signed electronically.  Since the Electronic Signature in Global Commerce Act (the E-Sign Law) and UETA laws (Uniform Electronic Transaction Act) passed, electronic signatures are legally enforceable and have been approved by the Colorado Real Estate Association.
Home Inspection:  Home inspection companies are also deemed essential businesses during coronavirus.  Each company has their own procedures on how they are doing business during the covid 19 pandemic.  I will offer you a list of several home inspectors I have worked with including details on how they have prepared to work during coronavirus.
Appraisals:  Home appraisers are also still working.  The buyer does not accompany the appraiser to the property during the appraisal.
Closing:  Title companies are complying with social distancing and providing curbside closing and virtual closings.  
The Governor Signed An Executive Order temporarily allowing for remote Audio/Video notarization – this means sellers can close 100% remotely and buyers also can if their lender will accept e-signatures on their documents.

What I'm Doing To Sell Your Home During The Coronavirus Pandemic

My industry partners and I have adapted the way we work with sellers during the coronavirus to get maximum of your property while ensuring your safety as well as mine, and any potential buyers.
Determining Value:  If your property is vacant, I will tour your property.  If your property is occupied, I will give you the choice of taking me on a tour using a video calling app such as Duo, or allowing me to take a live tour (I will send you instructions on how to prepare the house in order to minimize my contact. I wear a mask, sanitize my hands before entering and wipe down any surface that I touch).  After viewing the property, I will prepare a CMA (Comparative Market Analysis) which we will discuss over the phone.

Virtual Tours and Photos:  I have a professional photography company take photos and prepare a virtual tour so that prospective buyers can look at your property without actually coming into your home.  My photography company has procedures in place during covid-19 to minimize contact with you and your home and to sterilize any surfaces they touch prior to leaving.
Live Showings
:  If your property is vacant and you are okay with it, we will allow live showing.  All showing agents throughout the Denver metro area are instructed to bring sanitizing products to their showings and wipe down any surfaces touched during a showing.  
Virtual Showings:  Agents and prospective buyers will see your home virtually through photos and the virtual tour.  If your home is occupied, I suggest not allowing anyone to physically view your home until we have an accepted purchase contract contingent on a live showing.
Home Inspection:  Home inspection companies are also deemed essential businesses during coronavirus.  Each company has their own procedures on how they are doing business during the covid 19 pandemic.
Appraisals:  Home appraisers are also still working.  The buyer does not accompany the appraiser to the property during the appraisal.  Some appraisals are being done strictly as drive by appraisals during the coronavirus pandemic.
