How Much Is a Low Commission Listing and How Much Will You Save?

My current Low Commission Listing rate is 4.5%. How much I charge changes depending on the market, time of year, and how many listings I currently have. 2.8% of the 4.5% goes to the buyers agent as a co-op commission in order to be listed in the MLS. Although there is not a set fee, A traditional full price real estate agent typically charges about 6%, this includes a listing fee for the sellers agent and the co-op for the buyers agent. If your home sells for $400,000 you will save $6,000 when you use my flat fee listing compared to a 6% listing. Use the calculator to see how much you will save.
How Full Service Low Commission Listings and The Selling Process Work

Free Initial Consultation At Your Home – I will prepare a Comparative Market Analysis (CMA) for your property. A CMA will give you an idea of what your home should sell for in today’s market. I prepare your CMA by studying the current market and by comparing similar properties in your area that have sold, are under contract, and that are listed for sale.
When I visit with you at your home, I will tour your property. We will discuss a marketing strategy and I will provide you with an estimated net sheet showing you how much you can expect to take home and how much you will save by using my low commission listing service. I will also give you advice about how to prepare yourself and get your property ready for sale.
Getting Ready To Put Your Home On The Market – At this point, if you are ready to move forward, I will explain all the the contracts that we will use, property photos will be taken, and I will leave a for sale sign and lockbox at your property.
Marketing, Showings, Market Updates – Now that your home is listed, we will start our direct mail and social media marketing campaigns and your property will be indexed on the MLS and 1000’s of real estate sites such as Realtor.com, Zillow, Trulia, Yahoo, etc (even the expensive traditional real estate companies like Re/Max will index your listing on their pages) . Agents who want to show your home will contact my office to set showings. You will be notified prior to any showings so that you can spruce your home up and get ready for the showing.
Going Under Contract – When we receive offers, I will go over the pros and cons of the offer(s) with you and negotiate with the buyers or their agent. Once we are under contract, the buyers earnest money will be placed in an escrow account. I will keep you updated regarding the status of the buyers loan, inspections, the appraisal, and any other issues or items that need to be addressed.
Closing – I will attend closing with you. Here, we will sign all of the necessary documents to transfer the property and you will receive your proceeds (which will be thousands of dollars higher with my low commission listing than if you pay 6% or 7%).
